2025 is in the books! I published my full 2025 Annual Report here (with previous years available at the bottom of this page.)
Very solid start to the new year through July: net cash flow is $81K, which is $20K ahead of projections.
However, the maintenance trials & tribulations have continued at Property #7 with (another!) honeybee nest, a nasty sewer issue under the house, and various other issues (still ongoing).
I’ve had only one turn so far this year (Property #20) and it was cheap and quick. I have one other tenant who submitted notice-to-vacates for the end of August — this is at Property #1, and it will be my first-ever turn at that house because the tenant has been there since I bought it way back in 2018. A third tenant who submitted a NTV was convinced to stay after a rent negotiation.
I also have one resident currently under eviction — this tenant was placed in one of the units of my duplex (Property #18) last year. We’ll see if they’re able to get back on track, or not.
NOTE: The reduction in expected monthly cash flow in 2026 vs. 2025 reflects significant increases in both insurance costs and property taxes I experienced in 2025. I expect insurance increases to be more muted going forward, and property tax adjustments are only made in Memphis every four years, so I’m good there for a while.
