As a rental property investor, your property manager is your most important partner. They find and manage your tenants, collect rent, and supervise repairs. So it’s critical that you pick the right one, and know how to work with them. I make sure you do.

Performance Tracking

You don’t have to be an Excel whiz to understand how your investments are performing. I give you the tools and templates to track and monitor your investments over time, including proper record-keeping for tax time.

How does the coaching process work?

The basic premise of my coaching program is this: I will personally coach you through EVERY step of acquiring three rental properties.

Other coaches will sell you a pre-recorded course, or throw you into an online community and expect you to do the heavy lifting.

That’s NOT what I do. All our work is 1-on-1, and you have unlimited access to me over the course buying those three properties, however long that takes — so you can get all your specific questions answered, and get coaching that’s perfectly catered to your situation.

In that discussion, we’ll review your situation and goals, and you can ask any questions you have about coaching, or about rental property investing in general.

The consultation gives me a chance to assess whether you’re a good fit for coaching, but it also gives you a chance to meet me, and decide if I’m someone you want to work with.

FAQ’s

  • I put a lot of time and energy into each client, so I have to strictly limit the number of clients I take on.

    I typically invite only one new client per month to get started with my coaching program.

  • The amount invested into a property can vary, but a typical amount for my clients is $30-$40K.

    I generally require candidates to have at least $50K of investable cash in order to start coaching.

  • To get the best rates on loans, good credit is very helpful, as is regular income. Most conventional mortgages will require a credit score of at least 620.

    But if you can’t qualify for a conventional loan, DSCR loans may be an option.

  • You should have at least 3-5 hours per week to devote to the coaching process and to buying your properties. Once you buy the properties, very little time is required thanks to professional property management.

  • Nope! In fact, the majority of my clients have no experience at all with rental properties, so I’m very used to working with beginners.

    If you do have some experience, that’s great. The beauty of private coaching is that I can meet you exactly where you are.

  • Yes. I coach on single family and small multifamily properties (up to 4 units).

    Properties with 5 or more units are commercial properties, which is out of my lane.

  • A typical coaching engagement is 6-18 months, depending on how quickly a client purchases their properties — but there is no time limit. So I guess the answer is…as long as it takes!

    Once a client purchases their three properties and “graduates” from coaching, they are still free to contact me anytime about any issue they’re facing — and they often do. So in many cases, it turns into a permanent relationship/partnership.

  • Yes, I freely share my network and contacts with my private clients.

    Particularly in markets where I have deep experience, most clients will choose to piggyback on my proven network of agents, property managers, etc., to simplify the process.

  • No, I coach exclusively on long-term rentals. Because LTR is the simplest, most accessible, and most passive model, it’s the best choice for most investors.

  • When I left my office job, I knew I needed to do something — can’t just sit around all day!

    Teaching and mentoring were the best parts of my “first career” in retail. Coaching is a way for me to keep doing those good parts, while cutting out all the bad bits. I also enjoy writing, and take pride in the content and tools I publish on this site. So this “second career” is quite nice, actually.

    I may buy more properties in the future, but with 25 properties, my portfolio is already achieving its goal of providing freedom and flexibility in my life. I don’t want more for its own sake.

  • We’re used to the idea that business owners, entrepreneurs, and content creators will always want to be bigger, do more, and grow as big as possible.

    That’s not my goal at all. My goal is to stay small, work with a limited number of clients, and to ensure those connections are valuable, honest, and true to who I am.

    Also, I’m very thoughtful about protecting my time and energy. The whole idea of my rental portfolio is that it would allow me to get OFF the treadmill. If I committed to creating content for 17 other channels/media types, it would completely defeat the point. It’s about balance.

    I may still explore these options in the future, but only if it feels right for my business, and my life. So far it hasn’t, and I’m very content where I am.
